TRAC STORAGE BUILDING, JAMESTOWN PARKS & REC | JAMESTOWN, ND

Jamestown Park & Recreation called for public bids for a storage building to be located on the Two Rivers Activity Center property. Nill Construction, Inc. was awarded the project bid.

Being awarded a public bid on a project means that your company came in with the “low bid” or “lower cost” than the next bidder. Your company is a winner but only because they were willing to do it for less. An interesting concept in the world of contracting - a little sidebar on what it means to bid a project.

This was a 40’ x 40’ storage building which was intended to house the bubble’s artificial turf system. Connected concrete driveways from the bubble to this new storage building were to aide TRAC personnel in expediting the process of removal and replacement of this turf in a more timely manner.

Jamestown is fortunate to have the Two Rivers Activity Center. It’s a great facility and promotes a healthy lifestyle for all ages. We were happy to be a part of this project in the fall of 2018.

SCIENCE & FACS RENOVATION, PINGREE-BUCHANAN SCHOOL | PINGREE, ND

Summer of 2018 was spent working on a project at the Pingree-Buchanan School, Pingree, N.D. This was a bid project through YHR Partners, LTD of Moorhead, Minn. and Nill Construction, Inc. was awarded the bid.

This project consisted of renovations of existing classrooms into a new Science and FACS classroom. New cabinetry, plumbing, and ceiling work were installed.

Other subcontractors involved with this project were Jamestown Plumbing and Heating, Inc., Scott’s Electric of Jamestown and Fargo Cabinets, Inc.

Helping improve students’ educational experience. . . this ultimately was what this project was about. We were privileged to be a part of this school renovation project.

CUSTOM HOME BUILD BY PIPESTEM | JAMESTOWN, ND

A beautiful young family scooped the first shovel of dirt for their new custom home build. What an exciting time for them! They have been planning for well over a year and the time has finally come! “You dream. We BUILD.” This is exactly what happened. A family’s dream is turning into their forever home! What can be more exciting than this?

This custom home will have some beautiful features throughout and will have a beautiful view as well. Concrete footings and foundation walls have already been poured and the platoon water proofing membrane has been installed. Next up on the construction schedule will be installing floor trusses and then the “upwards” build will begin.

T.J. MAXX | JAMESTOWN, ND

T.J. Maxx came to Jamestown, N.D. in late 2018, in time for the Christmas shopping season. The community was anxious to fill the former J.C. Penney store’s space, which was located in the Buffalo Mall. Having a store such as T.J. Maxx fill this space is a ‘win win’ for the mall as well as the community itself.

Nill Construction, Inc. was involved with installation of the structural roof steel and also for building the store front canopy and installing the Exterior Insulation Finish System (EIFS).

This project involved some long hours, as the store’s grand opening was set and time was of an essence. We fought cold, wet, windy conditions, but it was completed in time. We were proud of the Nill Construction, Inc. guys’ efforts put forth.

T.J. Maxx opened “on time” for the 2018 Christmas holiday shoppers!

STEEL BUILDING, BUILDER'S FIRSTSOURCE | JAMESTOWN, ND

An outside open sided Steel Storage Building was constructed for Builder's FirstSource in Jamestown, ND. The purpose of this building was to keep lumber and building products protected from the environment, i.e. rain, snow.

There were some challenges that presented with this particular project. The space available to work was very limited and tight. The ability to erect the tall metal panels was difficult because of these space confinements, but we worked around it and got it done.

All projects come with varying site constraints, whether interior or exterior. We pride ourselves in our ability to devise methods to work around these constraints as best as we can. This project was a good example of project constraints.

JAMES RIVER VALLEY LIBRARY RENOVATION | JAMESTOWN, ND

Nill Construction, Inc. was awarded the James River Valley Library Renovation Project in Jamestown. This particular project was a public bid project through JLG Architectural Firm, Fargo, ND.

On this project, renovations ranged from the replacement of interior finishes to exterior foundation repairs and waterproofing. During the course of this renovation deteriorated concrete foundation walls were uncovered and needed to be remedied. Other surprises such as deteriorated concrete floors in the lower level of the library necessitated removal and replacement. These discoveries were all unforeseen, yet not all that surprising, due to the 100 year age of the building.

During most projects, be it renovations and or new construction, some amount of contingency dollars should be made available for "what if's" and "surprises" that can occur. However, renovation projects, in particular, will need a dedicated amount set aside for surprises that will be uncovered during the progression of work. 10% of a project cost for a renovation such as this would be considered a fair sum in our opinion. 

The James River Valley Library Renovation Project was and is no exception to most renovation projects. Surprises occur. They seem inevitable. Timelines and construction schedules change along the way due to these surprises, which can cause some architect and owner stress, and even contractor stress! In spite of these added stresses and costs, the staff has been very understanding and great to work with. All has gone smoothly with the architects as well.

To summarize this project: Exterior renovations consisted of foundation wall repairs and waterproofing, which for all practical purposes will be largely unnoticed by the public eye. Exterior elements that will be noticed will be new landscaping and a new monument sign, which will include an electronic signboard. On the interior of the building, the upper floor will maintain it's original flavor, however, there will be some updated finishes here and there. The lower level of the library will have some refreshed finishes as well. An Acoustical Cloud Baffle Ceiling is being installed. Its purpose is two-fold. It will provide some much-needed sound reduction as well as a  fun whimsical atmosphere. We think the public will find it appealing!

We hope the community of Jamestown appreciates the library renovations. The renovations have definitely given new life and purpose to the building.
